Who we are

Florida Mold Services is a family-owned mold inspection and remediation company serving Central Florida. We're based in Deltona, FL and work across Volusia, Seminole, Orange, Lake, Brevard, and Flagler counties — from Daytona Beach down to Melbourne and west to Clermont.

Every inspection is performed personally by Sean Hendrix, the company's owner and founder. You won't have an untrained subcontractor show up at your door.

Why we're different — one license, both services, one company

Most mold companies in Florida are only licensed to do one thing: either test for mold or remove it — not both.

Florida law prohibits the same license holder from both assessing and remediating the same job.

Under Chapter 468, Part XVI of the Florida Statutes, a mold assessor cannot perform remediation on a property they assessed — and a remediator cannot assess a property they cleaned. The law exists specifically to prevent conflicts of interest: a company that profits from remediation should never be the one deciding whether remediation is needed or how much of it is required.

This means that when Sean assesses your property, a separate licensed remediator must perform any cleanup — and when Sean is brought in to remediate, an independent assessor has already determined the scope. Either way, you're protected by the same legal firewall the state built into the licensing structure.

Holding both licenses isn't a loophole — it's what allows Florida Mold Services to serve clients on both sides of that wall without either party having a conflict of interest in your job.

Our equipment

We use professional-grade equipment on every inspection — not consumer-grade tools from a hardware store:

  • FLIR thermal imaging cameras — detect hidden moisture behind walls, above ceilings, and under flooring without cutting anything open

  • Professional moisture meters — pinpoint elevated moisture levels in building materials

  • Calibrated air sampling pumps — collect scientifically valid air samples for lab analysis

  • Accredited laboratory analysis — all samples are processed by a certified third-party laboratory, with results back in as little as 6 hours
